- The Norwegian Property Sales Act (avhendingslova) applies both ways. The buyer's rights against you as the seller (defect claims, price reduction, rescission) are the same whether you sell yourself or with an estate agent.
- Self-selling gives you none of the Estate Agency Act's protections. You do not get the agent's duty of care, the statutory bid log/consumer information, settlement via a secured client account, or supervision by the Norwegian FSA (Finanstilsynet). The responsibility is yours alone.
- A condition report is strongly recommended. An approved condition report is your most important protection under the Property Sales Act (avhendingslova, 2022) — documented defects cannot be claimed afterwards. Check that the surveyor is certified: the Norwegian Consumer Council's checklist before choosing a building surveyor.
- The settlement must go through an authorised settlement firm. Banks do not pay the purchase sum directly to a private seller. Land registration and the transfer of funds must go through an authorised firm or a lawyer (see the settlement step).
- The home must have a valid energy certificate. The Norwegian energy-labelling regulation (energimerkeforskriften), supervised by NVE (the Norwegian Water Resources and Energy Directorate), requires an energy certificate when selling a home. You can register it yourself, for free, via Enova's energy-labelling portal.
